Terms and Conditions
The Contract of Hire is between the Guest and Elizabeth M L Wilson, the Owner of Duneire.

Period of let
Lets commences at 15.00 hr on day of arrival and the latest check out time is 10.00 hr, unless an alternative time has been arranged with the apartment's Owner. A late check-out will incur a charge equivalent to the previous day's rate.

Reservations and Payments
All reservations will be confirmed by post or email. Until this takes place, no booking has been made. Unless otherwise stated, a deposit of 40% should be received no later than 5 days following confirmation of the booking. Full payment for the stay should be received no later than 8 weeks prior to the Guest's arrival.
For bookings within 8 weeks of arrival, full payment is required at time of booking. Acceptable methods of payment are cheques drawn on a UK bank account, cash or bank transfer (There is a small additional charge for overseas bank transfers). Once the booking is confirmed by the Owner, the Guest is responsible for the full hire charge.
The Owner reserves the right to decline any booking for any reason and will refund any monies paid.

Care of the Apartment
Guests shall take reasonable and proper care of the apartment and its contents and leave them in the same condition at the end of the letting period as at the beginning. Guests should also notify the Owner of any breakages or damage during their stay so that she can ensure the apartment is suitably maintained. There is no charge for breakages which occur as a result of normal use, however on the rare occasion should damage result from negligence or a deliberate action taken by a Guest, which directly or indirectly causes loss to the Owner, the Guest agrees to indemnify such losses and that this forms part of the agreement at the time of booking.
The Guest shall not (nor allow others to) cause nuisance or annoyance to the Owner or any neighbours.

Smoking and Pets
Duneire operates a non-smoking policy throughout the apartment. Guests are welcome to smoke in the garden entered via the lane; however cigarette stubs must be disposed of in the wheelie bin and not discarded outside. Contravention of this will result in the Owner imposing an extra charge for cleaning to the costs
Pets are not allowed in the apartment.

Cancellation Policy
It is advisable that Guests consider the merits of insurance cover that includes a cancellation risk.
Cancellations giving 8 weeks' notice will have deposits returned in full, less 20% for administration costs. For shorter periods of notice, the Owner retains all deposits of 40% to cover administration and any resulting loss of business.
The latest time for arrival is 20.00 hr. unless by prior agreement, at which time outstanding reservations are assumed to be non-arrivals. Non-arrivals are deemed to be 'late cancellations'.

Legal Disclaimer
The Owner shall have no liability for any death, personal injury, damage or loss of personal belongings unless as a consequence due to the Owner's negligence.
The use of the apartment and its contents is entirely at the Guest's risk and no blame can be accepted by the Owner for injury to any Guest, not for injury, loss or damage to their personal effects.
The Guest shall use the apartment for the purpose of a private holiday residence for a maximum of "agreed" persons only and not for any other purpose whatsoever and the Guest must not use the apartment for any improper, immoral or illegal purposes.
Contracts and Disputes are determined under Scottish Law.
